Your average alongside other operators in the same segment, over the same period. Each site counts once, so one large property with many reviews does not decide the picture on its own.
The sub-ratings guests look at
Rooms, service and location separately, each set against the same group. The gap usually sits in one of the three, and that is exactly the part a booker looks at first before choosing.
Fabric or housekeeping
Complaints about dated interiors are separated from complaints about cleanliness and smell. The first costs a refurbishment, the second costs attention, and the report says which of the two is yours.
Whether you answer complaints
The share of negative reviews that received a reply, alongside comparable operators. It is the cheapest factor in the whole report and simultaneously the first thing the next guest sees.
Strongest and weakest properties
Every property on one list, with its movement over recent months. A strong house sliding deserves a call sooner than a weak one that has sat at the same level for years.
In the guest's own words
With every finding, the reviews that produced it, with date and site. That is what an area manager or a general manager needs to make a conversation about quality concrete rather than abstract.

How we work.
Factual
Every public review over the chosen period, not a sample and not a selection. Each theme follows a fixed lexicon, so the same study run later returns the same figures. Behind every percentage sit the individual reviews that produced it, and we can show them on request.
Independent
Written by customers nobody asked to write. Not a survey of a group you selected, not a response routed through your own organisation, and not a figure a supplier compiles for you. We need no access to your systems and there is no implementation project, because the source is public.
Actionable
Not a dashboard full of numbers. The report names what is happening, at which site or which tenant, and where the fastest gain sits. Each finding carries what it would cost in money and in attention, so you can hand it to whoever owns it and start with the cheapest step.
